Montgomery Homeownership

First time buyers can pursue the Montgomery Homeownership Program which offers up to $50,000 in down payment and closing cost assistance.  The amount of assistance is determined by your household income, and is set at 40% of your total income.  So a family earning $90,000 might receive $36,000 in assistance, or a family earning $125,000+ might receive the full $50,000 in assistance. This program is available to first time home buyers, or at least people who have not owned real estate within the past 3 years.

This program is a part of the Maryland Mortgage Program, and is an enhancement for Montgomery County.  The program has been around in 2017, but in 2026 the state increased the max assistance from $25k to $50k.

The money must be repaid without interest when you move out or sell or pay off your mortgage, whichever comes first.  The assistance from this program cannot be combined with any other down payment assistance programs…but with up to $50k in assistance, you frankly won’t need to utilize any others!
